A vacant family mausoleum at Randwick Cemetery in South Coogee has been listed for sale by expressions of interest, with perpetual interment rights attached to the unused above-ground vault.

A vacant above-ground family mausoleum inside Randwick Cemetery has been placed on the market through expressions of interest.
The vault is located within Randwick General Cemetery on Malabar Road, South Coogee, on a 3.5-hectare hillside cemetery established in 1874. The cemetery has been described as a traditional garden cemetery and remains one of the older burial grounds in Sydney’s east.
Expressions of interest close at 5pm on Friday, 31 July 2026. The sale is listed through O’Maras, with enquiries handled by Glenn Elliott and Tim O’Mara.
Inspection is by appointment only, and the listing states the sale is being conducted under instructions from the vendor.

Inside the South Coogee Vault
The mausoleum comprises combined vaults 37 and 38 in the Congregational section of Randwick Cemetery. It is positioned not far inside the main entrance opposite Arden Street.
The structure is an unused sandstone above-ground vault with double doors, marble columns and tiled flooring. Its internal space measures about 3m by 3m.
The Randwick Cemetery mausoleum is designed for family interment and offers perpetual interment rights. It could potentially accommodate nine coffins, as well as urns.
No asking price has been stated, with the sale proceeding by expressions of interest.
Previous Cemetery Vault Sales
Vacant mausoleums in Sydney’s eastern suburbs are not often available. South Head Cemetery and Waverley Cemetery are fully occupied, while the South Coogee vault remains unused.
The last known unused mausoleum sale at Randwick Cemetery was recorded in 2018 for more than $300,000.
Other cemetery vault sales over the past decade have included a 10-person vault at Botany for $562,500 and a 16-occupant structure at Rookwood for $567,735.

Historic Cemetery in South Coogee
Randwick General Cemetery dates back to 1874, with the first burial taking place on 10 September that year.
The current listing places an unused family vault inside one of the area’s long-established cemetery grounds on the market, with interested parties asked to lodge expressions of interest before the July closing date.
